Awesome First Impressions

What’s the very first thing people see as they pass by your property?  Peeling paintwork?  A lawn that needs a good trim?  Children’s toys?  In that few seconds, a first impression has formed of your home and the people who live there. Bam! That fast!  So, it’s no wonder that curb appeal is super important to selling a home or presenting a short term rental.  Investing in stepping up curb appeal when staging a property is super important!  Not only does it maximize your profits, but it can be essential in getting potential buyers through your front door at all.  If your property is being viewed online, that photo needs to appeal in seconds!  Visits in person then need to live up to those high expectations, astounding people with how much they could fall in love with this place!  And KHG knows all the best ways to make that happen… Staging the Garden Even before anyone reaches the house, they will see and walk through the garden. Make sure it is neat and gives a first impression of being oh-so-easy to maintain.  Trim bushes, mow lawns, and replace plants that don’t look their best with something that looks lush and healthy.  Weeds need to be removed.  Plants can then be mulched around to prevent weeds growing back too quickly.  Spruce up sad, lonely looking areas by adding flowers, shrubs or covering plain dirt with rocks or pebbles.  Pressure wash the path!  And be sure to pick up debris, sweep paths, and wind up hoses before each and every viewing.  Staging the Front of the House Let’s start with the walls and work our way out. First of all, brush down and clean your walls.  If you choose to use a power washer, do some research first…too much pressure can start stripping paint or even result in water entering your home!   Once the walls are cleaned down, touch up any areas that need it with paint, but take care to colour match to avoid repainting the entire building.  Don’t forget to clean up electrical boxes, too – if they stand out like a sore thumb, prime and paint them to blend in with the walls of the house. Next, check out your porch railings if you have them.  Do they need any repairs?  Re-staining or re-painting?  If the repairs are extensive, you could consider removing them – it’ll be quicker, and also open up the front, making it look more modern and spacious.  Window screens may also need some attention but can be patched up with adhesive or patch kits from any DIY store.  Finally, clean and possibly modernise any light fittings. Then it’s time to make the stoop look inviting.  If you have plenty of space, a table and chairs are a wonderful way to prompt the viewer to imagine sitting there with a coffee or sun-downer.  Add cushions and a casually-on-purpose tossed throw.  Potted plants and outdoor candles complete the scene taken straight from a glossy magazine spread.
